proposal to the st. vital centre

We will agree to lease the space known as “The Bay” in St. Vital Centre for 20 years or more. 

Approximately 120,000 sq. ft.

At a square footage rate of $7.00 per square foot. = $840,000.00/yr. / $70,000.00/mo. +

We would want the lease to begin June 1, 2026.

We will make all renovations, at our expense, required within the first 3 years, to bring it to the standards that we require.

Bonus: The St. Vital Centre will not have to spend millions preparing it to lease out to other clients.

Big Bonus: We will deliver up to 5000 shoppers/tourists per day to the St. Vital Centre for 312 days per year, thereafter. 

= 1,560,000 people per year.

Bigger Bonus: We will provide to the St. Vital Centre a BONUS  of $5.00 per ticket that we sell for a period of the first 5 years. 

Therefore, the BONUS will amount to approximately 1,560,000 tickets x $5.00  = $7,800,000.00 per year x  5 years = $39,000,000.00 Over and above our lease requirements/agreement.

* Please Note:  A 3 Day/2 Night or a 4 Day/3 Night trip is one ticket, not 3 or 4 tickets.

 

What we would want:

The use of the space from now (when available), in an as is condition, until June 1, 2026,  to plan the layout of the whole square footage, a few cosmetic renovations, (stage etc.) and a number of promotional events to promote the fact that this will be the home of Music City Manitoba, and to create excitement and participation for the long term goal, in what will be The Great Tourist, Entertainment,Tournament & Shopping Destination, in Canada. 

We will create exciting activities that will allow every store in the mall to participate and benefit from this Huge Program.

We will create a program that will encourage our clients to enter every store in the Mall, and spend money in them.

We will arrange for a number of businesses, now in the Centre, to supply us with many things we will require. Such as supplying food for the clients on our Bus Program.  Huge Benefit for them! (Up to $20,280,000.00 just for that) We will figure away to be as fair to all of them, as possible.

In year 3, 4, or 5 we would like to have the type of flooring in the Food Court installed in “The Bay”. Who will pay for that, is open for discussion.

The Other Benefits for the Mall…

Check about suites/green rooms.

Our offer is good until June 15, 2025. If accepted we will provide The St. Vital Centre the exact line-up, all activities, that we will hold for the first 1-3 years. Including all the line up of entertainers, we will offer etc.

AN OPTION THAT SHOULD BE CONSIDERED.

A solution that could make this very easy to do: If they would consider it.

The St. Vital Centre become a $1,000,000.00 per year Sponsor for the length of the lease.

Sponsorship is a Tax Write-off.

We still pay them the $5.00 per ticket that we sell. – 312 days x 5000 x $5.00 = $7,800,000.00 per year. 

So, in essence they are getting like 8 times the value of the lease, and can write off $1,00,000.00 per year, as a tax deduction. One should check with their accountants to confirm all that.

Not to mention the benefits that the Mall will receive from having an extra 5000 shoppers in house, everyday, that would not necessarily come to their Mall.

Huge advertising benefits that there will be no need to pay for.

 

Not the best location

A lot of pillars in the place. Are they all load bearing?

Ceilings are not that high (check)

Check about Green rooms/suites.

Check best places to put in 2 Stages. (1 small one) with no pillars in front of it

Check if we can use the Parking lot for  some Tournaments from time to time.

Can we put wood flooring in eventually?

 

WE CAN CREATE & IMPLEMENT A PROMOTION. LIKE SPEND $200.00 (or whatever) AT ANY STORE IN THE MALL & RECEIVE A FREE DAY PASS ++ TO MUSIC CITY MANITOBA OR SOMETHING LIKE THAT. STAY TUNED!

Have to think how this will benefit us.

We will hire the entertainers on a 2 week basis, whenever possible.

We will rotate the acts like this so that the bus clients will get to see 2 separate acts on their overnight trips.
