WE WILL AGREE TO LEASE:
The entire building & property @1350 Gamble Place & Property in Winnipeg, Manitoba, Canada.
(approximately 412,849 sq. ft. ? – 28.6 acres)
This is to include all the property, including the lawns, and green areas, as we will need to utilize those, as well.
We believe that $10.00 PSF (all in) is a reasonable offer:
$10.00 x 384,461 SF = $3,844,610.00 annually (all in) ($320,384.17 monthly – (all in)
Lease to begin on June 1, 2027
We are willing to pay for the building/property in this manner, and on these dates:
The 1st & Last payment of $640,768.34 will be paid on June 1, 2027
The 2nd monthly payment of $320,384.17 will be paid on July 1, 2027
the 3rd monthly payment of $329,384.17 will be paid on August 2, 2027
The 4th monthly payment of $320,384.17 will be paid on September 1, 2027
The 5th monthly payment of $320,384.17 will be paid on October 1, 2027
The 6th monthly payment of $320,384.17 will be made on November 2, 2027
The 7th monthly payment of $320,384.17 will be paid on December 1, 2027
The 8th monthly payment of $320,384.17 will be paid on January 3, 2028
The 9th monthly payment of $320,384.17 will be paid on February 1, 2028
The 10th monthly payment of $320,384.17 will be paid on March 1, 2028
The 11th monthly payment of $320,384.17 will be paid on April 3, 2028
… and continue in this manner for the remaining days of the lease, for whatever duration, we can agree upon.
Conditional on the following:
* That the proper zoning and all other requirements are able to be met, in a timely fashion, so that we can implement everything we have planned over the next few years, and that we can get an engineering report done, if necessary, just to make sure that the roof doesn’t leak, sprinklers are up to par, air conditioning is working, and that kind of stuff, and everything else is up to standards, and that we can bring in our architects, as soon as possible, to look things over, and to begin their planning.
* That we are provided with all the necessary plans, drawings, etc. in the earliest possible time frame.
* That we are able to rent “use” this property from September 15, 2025 – June 30, 2027, for preparation, planning, a number of promotional events, an awareness campaign, selling our sponsorships, tickets, and products, renovations, sound/light system, and basically everything else we need to do to get this place all ready, for Show Time.
* No load – bearing walls or pillars will be touched. This is basically all cosmetic renovations. Although, we will not need all the loading doors, we may need those areas for lobbies, new entrances & exists, etc. If there are any major issues, we will get approval from the owners.
* That we will be able to rent this building for a period of up to 124 days in 2026, at 12 -14 days intervals, at a rate of $10,000.00 per day. (See below)
* That we are given the first right of refusal, if and when they choose to sell the building.
* That all monies we pay into the lease and or rent, be applied towards the purchase price, if and when they decide to sell it.

Over and above the lease offer above, we would like to rent the building
for a period of approximately 124 days, in 2026.
(See below for specific dates)
We would just require enough space in the building, to hold our promotional parties
and also, to be able to use that time frame for planning, an awareness campaign,
and due diligence.
We would be willing to pay $10,000.00 per day.
The following are the dates we would require.
Roughly 12 days per month.
That way they don’t have to “tie up the building”
other than the required space & the dates, we would need.

We will want to hold our promotional events on these tentative dates or relatively close to them:
June 15 – 27, 2026 (12 Days) x $10,000.00 per day = $120,000.00
July 13 – 25, 2026 (12 Days) x $10,000.00 per day = $120,000.00
August 10 – 22, 2026 (12 Days) x $10,000.00 per day = $120,000.00
September 14 – 26, 2026 (12 Days) x $10,000.00 per day = $120,000.00
October 12 – 24, 2026 (12 Days) x $10,000.00 per day = $120,000.00
November 9 – 21, 2026 (12 Days) x $10,000.00 per day = $120000.00
December 7 – 19, 2026 (12 Days) x $10,000.00 per day = $120,000.00
January 14 – 23, 2027 (12 Days) x $10,000.00 = $120,000.00 – To be determined
February 7 – 20, 2027 (14 Days) x $10,000.00 per day = $140,000.00
June 13 – June 26, 2027 – (14 Days) x $10,000.00 per day = $140,000.00
= $1,240,000.00
We would also need 2 days for ingress & 1 day for egress, on each of these set of dates.
We may want to rent a small area, as well, to store tables/chairs/temporary stage etc. in between dates.
We will agree to pay the rent for each interval set of dates – 14 days prior to the start of each.
…after this, it rolls right into the yearly lease.
