This LL is not interested in an unconventional deal. They won’t tie up the space with no security. Agreeing to pay them in August 2027 will not get us anywhere.
Before even getting into a formal offer process, here are the starting points you would need to be on board with:
- All in rent of at least $10.00 PSF (this may still be light but should trigger a formal response): $10.00 X 384,461 SF = $3,844,610.00 annually ($320,384.17 monthly).
- Deposit: 2-months rent (at minimum) approx. $650,000 which would be held in a trust account. This would need to be payable immediately (upon a signed offer by both parties).
- We would include a due diligence period for you to be satisfied with everything you need to figure out (typically a few months). If you are not satisfied in this time frame, the deposit would be refunded. If you remove conditions, it would go towards your first and last months rent payments.
- You would need to start paying rent in 2026 or provide a larger non-refundable deposit to give the landlord a reason to tie up the space for an extended period of time.
If you are open to the above, we can discuss additional items that would need to be included in the offer – but again, if this is a non-starter on your end, there is no sense wasting anymore time on this property.
As mentioned, I see your vision but majority of landlord’s will not take on this amount of risk without any type of security.
If you are unable to commit to conventional deal terms, it may be worth engaging with Economic Development Winnipeg to see if they can support and provide government incentives, as this is unique (and large scale) and perhaps the only way to make an unconventional deal move forward.
It is apparent that the owners of this building would prefer to lease or rent out this building, as opposed to selling it.
As we have said, we think this building is absolutely perfect for our project, we don’t want to give up, until we exhaust every
possibility.
Therefore, we would propose the following:
However, timing is the most important factor for us! If we can’t do it on our time frame, then we may not be able to do it, at all.
So, we can determine, if it possible to continue, with trying to secure this building.

We will agree to rent:
1350 Gamble Place & Property (approximately 412,849 sq. ft. – 28.6 acres) for a period of 20 years, with first right to renew,
thereafter.
This is to include all the property including the lawns, and green areas, as we will need to utilize those, as well.
We believe that $76,892,200,00 in 20 years, or $3,844,610.00 per year ( All In)
or $320,384,17 per month, is more than a fair offer.
The first payment of $3,844,610.00 will be paid on September 15, 2026. This will also be considered the deposit.
So, there is no need to pay 1st & last month lease payments.
We will also agree, to make every effort to pay all 20 years of the lease, in this manner. (1 year in advance)
We will cover all costs related to the design, retrofitting, renovations, and development, etc. of the said property.
Conditional on the following:
* That the proper zoning and all other requirements are able to be met, in a timely fashion, so that we can implement everything we have planned over the next few years, and that we can get an engineering report done, just to make sure that the roof doesn’t leak, sprinklers are up to par, air conditioning is working, and that kind of stuff, and everything else is up to standards, and that we can bring in our architects as soon as possible, to look things over, and to begin their planning.
* That we are provided with all the necessary plans, drawings, maintenance costs, etc. in the earliest possible time frame.
* That we are fully informed of anything that is not up to par. Heating, Cooling, Roof, Water, Sewage, Security, and the like.
* That we are able to use this property from September 1, 2025 – September 31, 2026, for preparation, planning, a number of promotional events, an awareness campaign, selling our sponsorships, tickets, and products, renovations, sound/light system, and basically everything else we need to do to get this place all ready, for Show Time, and to raise the money to help pre-pay 20 years of lease payments.
At absolutely no cost.
No load – bearing walls or pillars will be touched. This is basically all cosmetic renovations. Although, we will not need all the loading doors, we may need those areas for lobbies, new entrances & exists, etc. If there are any major issues, we will get approval from the owners.
* That we will be able to get an answer (yes they are interested or no they are not interested) to this offer,
before September 1, 2025.
After that date this offer will be deemed obsolete.

Accommodations included for the overnight trips. The prices are based on distance from Winnipeg, costs of accommodations, and so forth, however, as we get our accommodations in place, all these prices are subject to being lowered substantially.

EVERY DAY @ 11:00am - WE WILL BE HAVING 3 GAMES OF THE WAYGO TOURNAMENT.
This is a Free Tournament to enter.
There will be 3 Black out Games per day
Each person will receive 12 free cards.
The winner of each game will receive $1,000.00 in cash.
