Assuming the cost to build the Lighthouse is                                                   $    3,650,000.00

Assuming we have 28 – 500 sq ft Apartment Units                                          $    130,357.00/unit

That is 365 x 28 units x 10 years =                                                                            102,200 room nights

If we filled this Lighthouse every night with Our Special Magical Music Tour. 

We would need 1 bus x 3 times per week x 52 weeks x 4 years to pay for it. 

    Revenue:  56 people/bus x $199. x 156 trips x 4 years =                            $6,953,856.00

     Costs:  

             Buses:           156 x 4 years = 624 trips   x $1500.00 / trip =                  $    936,000.00

             Tour Guides: 156 x 4 years = 624 trips x $150.00 / trip      =                $      93,600.00

              Accommodations: 28 suites x 624 trips x $59./night =                       $1,030,848.00  

     Profit:                                                                                                                               $5,923,008.00

That will pay for the construction of the Lighthouse tower

plus, the furnishing, amenities, maintenance, etc.

Net Profit for 1st – 4 years.                                                                                           $1,030,848.00

Maybe get a hotel to build this, but they can’t charge more than if we did it.

We can run 1 bus / 3 times a week from a number of towns. Let’s choose a town to do that from.

  (Or a week from # 1 location, a week from # 2 location, and so forth). We will decide that later.

1st Week   – Selkirk         (Departing Sun, Wed & Fri)

2nd Week  – Brandon     (Departing Sun, Wed, & Fri)

3rd Week  – Steinback    (Departing Sun, Wed, & Fri)

4th Week    –  Winnipeg   (Departing Sun, Wed, & Fri)

We will rotate that schedule for 4 years.

(We may put in groups during those times as well, from other areas).

           This will make it easier to market this specific trip.

            So, we would need  8736 people from each town per year. Of course, many will come multiple                        times each. Piece of cake!

All the other bus tours will use the other forms of accommodations we will be providing.
