Our purchase offer for 383 Main Street – Selkirk, Manitoba.

1st contact – October 8, 2025

Renovations to do first:

The Show Room:

     Build Stage to fit the space. Put in a motorized                 stage curtain, if possible.

     Get all the Backline, Sound Equipment & Lighting

     Put in Hardwood Floors

     Make sure we have the proper # of Tables etc.

      Determine the exact number of seating availability

     Design where the Poster LED will go.

     Design the walls to match everything

     Put in the LED Screen behind Stage.

     Renovate the Bathrooms

     Renovate the Kitchen (find out if we need anything)

     Determine what we need for the Coffee, Dessert             fixtures, Grill, Fryers etc. Create a Sweet Spot                      Display.

     Renovate the Lobby

     Check all the water, heating & cooling systems.

 

 

Next Spring:

     Repaint the exterior and fix everything outside.

     Put in a Couple of Fire Exit Doors, if needed.

     Install the Outdoor LED Screen/Signage

     Design Outdoor advertising for front exterior wall.

     Fix the parking area at back.

     Add on as we think of what has to be done…

 

 

Renovate the Offices (immediately)

    Put in a Laundry Room (Washer & Dryer)

    Fix Walls & Repaint everything

    Put in Showers

    Maybe put in a Fireplace

    Maybe put in a small elevator

     Hook up a security System to the Offices.

     Get new furniture etc.

 

 

WE WILL AGREE TO A LEASE TO PURCHASE:

The entire building, equipment, furniture, & property commonly known as Ocean Palace. 

@ 383 Main Street in Selkirk, Manitoba, in an as in condition. 

From Mr. Si Keong (approximately 10,000 sq. ft.) (Estimated)

 

This is to include all the property, restaurant furniture & equipment, including the parking lot area ?, etc.

for the total sum of $500,000.00

 

We believe that $500,000.00 (all in) is a reasonable offer: 

We can start to work on the agreement, now.

The lease is to begin immediately.

 

Sponsors needed for this location:

We will get businesses that we have to buy equipment & supplies from, to start it off.

Liquor Companies

Other Beverage Companies

Various Musical Instrument Suppliers

Then we will line up every small business that we can.

They each get a total of 52,560 Impressions on 3 screens per year. Plus, other benefits.

We will be constantly lining up every person that could be interested in getting the Individual Poster Sponsorships. (They each get 13,149 Impressions per location per year.) Plus, other benefits.

We are willing to pay $500,000.00 for this building equipment and furniture.

 

As we can’t read minds, this is a Take it or Leave it offer!

 

FINAL PAYMENT TO BE MADE ON JUNE 15, 2027

Total Cost of Building  =                         $500,000.00 CDN.


June 15, 2027 –  Balance Owing =        $500,000.00 CDN.

Paid by a Certified Cheque on –           June 15, 2027.

 

Final Payment of $500,000.00  

to be paid in full on June 15, 2027

Bill of Sale to be provided on that day, as well.

Please Note: 

All renovations that we make until the Sale is complete will be property of the 

Ocean Palace Restaurant until paid off.


Conditional on the following:


 

That the proper zoning, and all other requirements are able to be met, in a timely fashion, so that we can implement everything we have planned over the next few months and years, and that we can get an engineering report done, if necessary, just to make sure that the roof doesn’t leak, all the electrical systems, air conditioning, and everything is up to par,  and that kind of stuff, and everything else is up to standards, and that we can bring the architects, as soon as possible, to look things over, and to begin their planning.

That we are provided with all the necessary plans, drawing, etc. if they exist, in the earliest time frame.

That we are able to “use” this property from October 15, 2025 – June 15, 2026. for preparation, plannings, promotional events, renovations, selling our sponsorships, and basically everything else we need to get the place ready for opening day. The selling of our sponsorships will start, as soon as possible.

That we are able to secure the number of sponsors required to be able to sustain each location, for a period of at least 1 year, prior to opening each location.

That we are able to get a substantial discount for our Staff, Entertainers, and Our Gold VOP Sponsors.

In order to protect our future investment in the building, and to provide security for the building, we would be willing to move into the top floor, in an as is condition, to set up our offices, and so forth. We will totally renovate that area, at our leisure, while overseeing the planned renovations, on the main part of the building. (Bottom Floor) 

We will rest easy knowing that the building is under total security. We may even set up a security system, with cameras etc. linked directly to our computers.

If necessary, we would be willing to pay our share of the utilities, etc. until such time as we pay it off June 15, 2027. At that time, we can take over all the expenses related to that, of course.

At the same time, we would be able to start renovations on that part of the building as soon as we want, and work at it at any time we want, and on off times.

This is basically all cosmetic renovations. If there are any major issues we will get approval from the owners.

That the Ocean Palace maintain and serve as a functioning Chinese Restaurant until June 15, 2029/2031, with the option of staying longer, if required.

We will agree to promote, market it in normal course of our business.

That all monies we pay into the lease will be applied towards the purchase price of the property.

If this proposal is agreed to, we will write up a legal document, that we both agree upon, and we will both sign it.

We would like to begin planning everything that is needed to do immediately, and would like to begin with some minor renovations that will not affect the day – to – day operations of the restaurant, but will enhance it, as soon as we can.

The Music City Manitoba Corporation does hereby agree that all renovations and investment that it makes into this building will remain the property of Ocean Palace, until such time as the total agreed upon sum is paid off completely, and the title is transferred to The Music City Manitoba Corporation.
